Absolute NNN Bond Lease: Tenant is responsible for all expenses, including casualty and condemnation.  May
have a Tenant's right to substitute property.

Absolute NNN Lease—No landlord responsibilities.  
Tenant responsible for taxes, insurance, maintenance (including roof & structure)

NN Lease—Landlord has partial responsibility--usually responsible for roof & structure, and possibly parking lot
and/or HVAC system.  A reserve of 10-15 cents per square foot (psf) is commonly applied.  If seeking financing,
lenders require the psf reserve.

Zero Cash Flow Explained
